  • February 2014 UCDP Notification and UAD Update

    Freddie Mac and Fannie Mae (the GSEs) are providing you with the February 2014 Uniform Collateral Data Portal® (UCDP®) Release Notification and Uniform Appraisal Dataset (UAD) Update to announce new changes. Those changes are changes to Accepted XML File Formats in UCDP, reminders on Submissions of Appraisals in the UCDP, and implementation of the Third Phase of UCDP Conversion of Fatal UAD Edits.

  • New Obtain Credit Bid Functionality Streamlines Foreclosure Sale Bidding

    With Single-Family Seller/Servicer Guide Bulletin (Guide) Bulletin 2013-27, we’re introducing our new Obtain Credit Bid functionality that will provide foreclosure sale bids, referred to as credit bids, to Servicers for foreclosure sale bidding. The Obtain Credit Bid functionality is accessible through the Freddie Mac Service Loans application and must be used for all foreclosure sales occurring on or after March 17, 2014.

  • GSEs Publish ULDD Phase 3 Preview Specification

    Fannie Mae and Freddie Mac (the GSEs) are publishing a joint Uniform Loan Delivery Dataset (ULDD) Phase 3 [xls] 'preview' specification to provide lenders and technology vendors with additional time to prepare for their implementation. At the direction of the Federal Housing Finance Agency (FHFA), the GSEs have worked together to identify and align on certain data delivery requirements to support the Consumer Financial Protection Bureau’s (CFPB) rule implementing the “ability to repay” (ATR) provisions of the Truth-in-Lending Act, as amended by the Dodd-Frank Wall Street Reform and Consumer Protection Act (Dodd-Frank Act).

  • Update: GSEs Developing Standardized Dataset to Support CFPB’s Closing Disclosure Form

    Freddie Mac and Fannie Mae (the GSEs) are working together to provide a common industry dataset to support the Consumer Financial Protection Bureau’s (CFPB) proposed Closing Disclosure form.     Today Freddie Mac is issuing an Industry Letter to support you as you prepare for our upcoming purchase eligibility requirement changes, announced in Freddie Mac Single-Family Seller/Servicer Guide (Guide) Bulletin 2013-16. Guide Bulletin 2013-16 is part of our response to the Consumer Financial Protection Bureau’s (CFPB) final rule implementing the ability to repay (ATR) provisions under the Truth-in-Lending Act.

    Freddie Mac and Fannie Mae announced on December 13, 2012, the Phase 2 ULDD data requirements for all loans with Application Received Dates on or after March 1, 2014, and delivered on or after August 25, 2014. While Fannie Mae recently announced a delay to their timeline for the Phase 2 ULDD implementation in their Loan Delivery system, Freddie Mac is not making changes to the ULDD Phase 2 requirements timeline.

  • ULDD Data Quality Announcement

    Fannie Mae and Freddie Mac (the GSEs) are reminding Sellers of the importance of data accuracy to improve the overall quality of loan delivery data submitted to each GSE and ensure that it is complete and fully reflective of the terms of the mortgage. Since the implementation of the Uniform Loan Delivery Dataset (ULDD) in July 2012, we have received feedback that Sellers may not understand the requirements for some data points, resulting in the delivery of incorrect data.
