Freddie Mac Construction to Permanent Mortgages offer a variety of competitive sale execution options for loans processed as purchase transactions. Plus, lenders can sell us loans processed as no-cash out and cash-out refinances (site-built only).

Renovation Mortgages

With Renovation Mortgages, borrowers can get access to permanent financing options they need to repair, restore, rehabilitate or renovate their existing site-built homes. Seller-owned Converted Mortgage requirements provide a streamlined process for selling converted ARMs, so that when market conditions change or you look to restructure your balance sheet, the sale process is quick, easy and profitable. These types of mortgages mean borrowers can convert to the security of a fixed-rate mortgage when interest rates rise – in one easy process.

HomeOne®

Available to qualified first-time homebuyers for a low down payment of just 3%, HomeOne ® is a low down payment option that serves the needs of many first-time homebuyers, along with no cash-out refinance borrowers. This mortgage solution allows you to help more first-time homebuyers achieve the milestone of homeownership, regardless of their income levels or geographic location.

Super Conforming Mortgages

Freddie Mac's super conforming mortgages are mortgages originated using higher maximum loan limits that are permitted in designated high-cost areas. These higher loan limits are intended to provide lenders with much-needed liquidity in the highest cost areas of the country, while also lowering mortgage financing costs for borrowers located in these areas.

Rural Housing Service Section 502 Leveraged Seconds

Help meet the needs of low-income rural borrowers and increase homeownership opportunities in underserved markets through Rural Housing Service (RHS) Leveraged Seconds. The Department of Agriculture's Section 502 Single-Family Leveraged Seconds Loan program is designed to meet the needs of low-income rural borrowers who have the necessary credit history, but may not have the income or down payment required for a conventional mortgage.

Affordable Seconds®

Affordable Seconds ® help meet the needs of borrowers requiring flexible secondary financing options and sell affordable lending mortgage products supplemented by subsidized secondary financing. They must come from a duly authorized authority or agency of federal, state, local or municipal government, a nonprofit community or religious organization, the borrower's employer, or regional Federal Home Loan Banks under an affordable housing program.

Veterans Affairs (VA) Mortgages

Reach more Veterans in high-cost housing markets, and provide these Department of Veterans Affairs (VA)-eligible borrowers with more homeownership opportunities with VA Mortgages. Our VA mortgage offering provides all the existing benefits under the current Department of Veterans Affairs program, and allows an original principal balance (OPB) to $424,100 for the U.S. mainland, and $636,150 in Alaska, Guam, Hawaii and the U.S. Virgin Islands.

HUD-Guaranteed Section 184 Native American Mortgages

To better serve the needs of Native American, Alaskan Native and New Mexican Pueblo home buyers, we now offer Section 184 Native American Mortgages guaranteed by HUD. These mortgages are purchased from lenders that have obtained Freddie Mac approval. Section 184 Native American Mortgages may be secured by 1- to 4-unit primary residences that may be either owner-occupied or leasehold estates located on both fee simple and restricted lands.

No Cash-out Refinance Mortgages

A no cash-out refinance mortgage can help customers consolidate higher-rate seconds into one, lower-rate loan with a no cash-out refinance mortgage. This product can also lower a borrower's monthly payment, and all related closing costs, financing costs and prepaids/escrows may be rolled into the new loan amount.

Mortgages for 2- to 4-unit Properties

In many urban communities, 2- to 4-unit housing is the key affordable housing inventory for primary residences. Originating mortgages secured by these types of properties through Freddie Mac mortgage products makes it possible to serve a greater number of borrowers with diverse financial circumstances, and increase your Community Reinvestment Act (CRA)-eligible originations.

Loans with Secondary Financing

For conforming and super conforming mortgages, it's possible to originate a first mortgage with an original loan amount up to the maximum eligible loan limit concurrently with a second lien home equity loan or line of credit. Freddie Mac will purchase eligible first lien mortgages with secondary financing that meet the criteria.

GreenCHOICE Mortgages®

Freddie Mac believes that reducing home utility costs places families in a better financial situation and helps preserve home affordability over time. Through our GreenCHOICE Mortgage ® offering, we are committed to facilitate the financing of energy efficient home improvements and energy efficient homes, helping more families attain and maintain home affordability.

Fixed-Rate Mortgages

As a cornerstone of U.S. home financing, Freddie Mac purchases a variety of fixed-rate mortgages. Our 15-, 20-, and 30-year fixed-rate mortgage offerings leverage the power of a fixed interest rate for the life of the loan. Fixed-rate mortgages for single-family homes are used mostly for 1- to 4-unit primary residences, condominiums, second homes, manufactured homes, and investment properties.

Guaranteed Rural Housing

Reach underserved markets more easily with loans guaranteed by USDA’s Rural Housing Service (RHS) under its Section 502 Guaranteed Rural Housing (GRH) Loan Program. Through the GRH program you can meet the needs of rural borrowers who have the necessary income and credit history, but not the down payment required to qualify for a conventional mortgage.

Financed Permanent Buydown Mortgages

The Financed Permanent Buydown Mortgage lowers borrowers' monthly payments without requiring additional cash at closing. With this offering, borrowers can permanently reduce their interest rate. By combining this mortgage with other flexible Freddie Mac products, more borrowers can qualify for larger mortgage amounts. For refinance borrowers, this may be an option to refinance from high interest-rate loans to below-market interest rates.

Cash-out Refinance

Cash-out refinance mortgage options can help borrowers leverage home equity for immediate cash flow. Whether borrowers want to consolidate debt or obtain cash for home improvements (or reduce a rate and monthly payment; pay off a purchase money junior lien; or pay off a leasehold interest), all related closing costs, financing costs and prepaid items can be rolled into the new loan amount, further maximizing your borrower's cash flow potential.

Community Land Trust (CLT) Mortgages

We’ve reimagined the mortgage process for Community Land Trusts (CLTs) and properties subject to resale restriction. We believe we’ve found the right balance among the interests of CLTs, borrowers and lenders. Our CLT mortgage offering preserves affordable housing units over time, promotes sustainable homeownership for borrowers and provides simpler underwriting requirements for lenders.

CHOICERenovation® Mortgages

CHOICERenovation ® allows lenders to deliver loans to Freddie Mac where the borrower uses the loan proceeds to pay for the renovations.

HeritageOne® Mortgage

HeritageOne ® mortgage offering is an innovative financing solution designed to meet the borrowing needs of members of federally recognized Native American tribes living in tribal areas. Borrowers have access to conventional financing for various types of land ownership interests.

SOFR-Indexed ARMs
