New and Updated UAD Redesign Documentation

The Uniform Appraisal Dataset (UAD) and Forms Redesign team has released additional documentation and updated one existing document to support ongoing implementation efforts. These resources supplement the initial documentation released in March 2023 – kicking off industry development and preparation for the new appraisal data set and report – along with subsequent documents published in 2023 and 2024.

  • New: Functioning without Form Numbers: Mapping Legacy Forms to Redesigned Uniform Residential Appraisal Report (URAR) Property Type Characteristics – Helps the transition to the new report by providing clarification on how existing appraisal form numbers map to the URAR’s new dynamic structure and discrete and repeatable data. 
  • New: Lender Readiness Kit – Supplement to the previously published Partner Playbook. It helps lenders prepare for and adopt the updated UAD and retire the existing appraisal forms. It offers timelines and roadmaps to keep lenders on track, and additional resources to learn more along the way.
  • New: UAD Compliance Rules for the Restricted Appraisal Update Report and Completion Report (Appendix H-2, Appendix H-3) – Helps lenders and vendors deliver the XML in compliance with respective delivery specifications (Appendix A-2, Appendix A-3). These rules verify data completeness, validity (format and data type), and reasonableness. Where applicable, the UAD team kept the messaging and rule logic consistent with the UAD Compliance Rules - URAR previously published in September 2023.
  • Updated: UAD Compliance Rules for the Uniform Residential Appraisal Report (URAR) (Appendix H-1) – Aligns with the UAD Delivery Specification and provides further clarification of rule logic and/or message text. Updates are identified in the Revision History section of the document.

UAD Redesign Additional Documentation: Updated Timeline

The Uniform Appraisal Dataset (UAD) and Forms Redesign team has released an updated timeline for the initiative. The overall timeline has not changed; however, we wanted to provide industry with more milestone details to help in the development, testing, and training to prepare for the new UAD and Uniform Residential Appraisal Report (URAR).

Improving the Quality and Consistency of Appraisal Data

Freddie Mac and Fannie Mae (the GSEs) have worked on the UAD redesign since 2018, leveraging extensive stakeholder input to update the appraisal dataset, align it with current mortgage industry data standards (MISMO® v3.6), and replace the GSE appraisal forms with a single data-driven, flexible, and dynamic appraisal report for any residential property type. To begin the multiyear rollout phase, the GSEs have published the technical specifications and resources located on the Technical Resources tab.
