Data standards for both GSEs

Through the Uniform Mortgage Data Program® (UMDP®), Freddie Mac and Fannie Mae, under the direction of the Federal Housing Finance Agency (FHFA), foster mortgage data standards and data exchange efficiencies for the single-family loans we purchase and/or securitize.

UMDP Initiatives

Since its inception, UMDP® has improved the mortgage industry’s adoption of data standards and enhanced the consistency, accuracy and overall quality of loan data throughout the mortgage life cycle.

Uniform Appraisal Dataset

A joint GSE effort to enhance appraisal data quality and consistency and promote the collection of electronic appraisal data.  

Uniform Closing Dataset

The Uniform Closing Dataset (UCD) is a common industry dataset that allows information on the Consumer Financial Protection Bureau’s (CFPB’s) Closing Disclosure to be communicated electronically. 

Uniform Residential Loan Application

The GSEs redesigned the Uniform Residential Loan Application (URLA) (Freddie Mac Form 65) and implemented updated Loan Product Advisor ® (LPASM) Specifications to align with today’s origination data requirements and modernized MISMO ® residential mortgage standards.

Uniform Loan Delivery Dataset

The Uniform Loan Delivery Dataset (ULDD) supports the work to implement uniform data standards. 

Uniform Collateral Data Portal

The Uniform Collateral Data Portal (UCDP) is a single portal for the electronic submission of appraisal data files to Freddie Mac and Fannie Mae and facilitates the electronic collection of appraisal report data.  

Uniform Property Dataset (UPD)

The Uniform Property Dataset (UPD) consists of all required, conditionally required, and optional data elements for GSE property data collection and supports a full interior and exterior property data collection, including images and floor plan of the subject property.
