We’re consistently working to make Loan Product Advisor® (LPASM) feedback messages clearer to take the guesswork out of what you need to do next. New messages are also being developed to help support your specific loan scenarios and to align with the most recent Single-Family Seller/Servicer Guide (Guide) Bulletin updates and LPA enhancements.
New or updated messages effective in May include:

- An area median income (AMI) update for conventional loans – effective July 31, 2022.

Reminder: Sharing Loan Product Advisor Feedback Certificates
We recently announced in Bulletin 2022-10 that we are permitting the sharing of Feedback Certificates related to closed loans with third-party service providers in connection with a securitization or with prospective purchasers, provided certain requirements are met.
Effective June 25, 2022, the following message will be included on the Feedback Certificate:
Message Code FGM0143: This Feedback Certificate (i) is not a consumer report; (ii) does not constitute an approval or denial by Loan Product Advisor or Freddie Mac of any consumer loan application; (iii) may only be shared or distributed by the Loan Product Advisor licensee, including the Seller/Servicer, as permitted in Freddie Mac Seller/Servicer Guide Sections 2402.3.
