Early Disclosure

We’re excited to inform you that we’re preparing to offer Early Pool Disclosure for Single Issue Guarantor Contracts. This new option will be available in the fourth quarter of 2022! On August 1, 2022, in an effort to prepare for this change, we’re making an update to the Loan Selling Advisor contract data point, Settlement Cycle Days. With this change, the data point will no longer have a drop-down for the number of settlement cycle days and will instead require entry of the number of settlement cycle. Clients will soon enter a value of 3, 4, or 5 days for single issue contracts or 1,3,4, or 5 days for Multilender Contracts.

If an invalid number of settlement cycle days value is entered, an error message will be returned at time of price contract. 

We’ll provide more information, along with examples, in the next communication update.

Cash Rate Sheet Redesign

We’re enhancing Loan Selling Advisor’s Cash Price Sheets capabilities in the third quarter of 2022! The changes include:

• Renaming the function from Cash Price Sheets to Cash Rate Sheets

• Allow up to three odd note rates (rates that don’t fall on the 1/8%)

• Predictive and searchable drop-down menus for products

• Enhanced rate sheet pages

• Three new cash specified pay up values as shown in the table below:

Enforcing the AMI Limit on Freddie Mac Home Possible® Loans

In January, we announced that we were working on updates to prevent the sale of ineligible Freddie Mac Home Possible® loans (those not meeting the 80% area median income (AMI) limit). Effective June 27, these updates are now live for Home Possible loans originated using Loan Product Advisor®.

Critical Edits in Support of the Revised General Qualified Mortgage (QM) Rule

Effective June 12, new critical purchase eligibility messages were added to Loan Selling Advisor® to prevent the delivery of loans that exceed the allowable points and fees percent as indicated in Freddie Mac Single-Family Seller/Servicer Guide (Guide) Section 4202.6(c). Be sure to correct the data in the Uniform Closing Dataset (UCD) XML file and resubmit it to Loan Closing Advisor® prior to loan delivery in Loan Selling Advisor.
