With the early funding pool level execution option, a guarantor-only execution, you can receive funding up to 10 days earlier than the securities settlement while Freddie Mac undertakes delivery of the security. The pool level option enables you to deliver loans as you do today, based on your agreements with Freddie Mac – there are no separate credit eligibility requirements.

Contract (TOB) Requirements

This is a negotiated offering and Sellers must agree to early funding terms and conditions to participate.

Eligible Mortgage Products

  • All eligible fixed-rate mortgages and ARMs
  • FHA/VA mortgages
  • Refer to Freddie Mac's Single-Family Seller/Servicer Guide Section 6201.1 for more information about eligible products and their requirements.

Special Sales Requirements

Mortgages sold under fixed-rate Guarantor or MultiLender Swap programs:

  • The underlying fixed-rate mortgages in each UMBS and MBS pool must have note rates no less than 25 bps, but no greater than 112.5 bps above the security coupon.
  • The minimum contract servicing spread must be at least 25 bps and the maximum servicing spread may not exceed 50 bps.

  • Standard Remittance Cycle. 

Settlement Cycles

  • In Loan Selling Advisor, choose a 2-, 3- or 4-day Gold Rush® settlement cycle in exchange for a Gold Rush fee. Choose the 5-day standard cycle or choose a 6- through 15-day early pool disclosure settlement cycle.
