Loan Level Option
Freddie Mac’s early funding loan-level execution gives you the option, to receive funding at the loan level up to 30 days prior to determining your best execution – that is, whether to pool your mortgages into securities or exchange them for cash*. Early Funding at the loan level allows you to receive funding even earlier than pool-level early funding. Sellers who use the early funding loan-level option can manage the funding process real-time through Loan Selling Advisor®.
*Upon delivery under the loan-level early funding program, loans are irrevocably committed for sale to Freddie Mac.
Key Benefits and Features
- Receive faster funding: Once your loans have met early funding loan-level delivery standards and the notes have been certified by Freddie Mac’s approved document custodian, the loans are eligible for initial funding. Sellers don’t have to wait until the settlement date.
- Greater flexibility: You can access your funding at a loan-level prior to making your best execution decisions, allowing you to aggregate loans to improve your overall execution.
- Save money: In most cases, Freddie Mac’s early funding fees are less than or competitive to the market.

Eligibility Requirements
- Freddie Mac counterparty eligibility and program limit approval are required to participate. Eligibility and limits are subject to change.
Contract (TOB) Requirements
- This is a negotiated offering and Sellers must agree to early funding terms and conditions to participate.
Eligible Mortgage Products
- All eligible fixed-rate mortgages and ARMs
- FHA/VA mortgages
- Refer to Freddie Mac's Single-Family Seller/Servicer Guide Section 6201.1 for more information about eligible products and their requirements.
