  • Get Ready for UCD Changes on June 25, 2018

    Review and understand beginning on June 25 2018, the two Loan Selling AdvisorSM edits listed will display as critical when a Uniform Closing Dataset (UCD) XML file and Closing Disclosure PDF are not successfully submitted to Loan Closing Advisor® prior to loan delivery. These changes are specific to Loan Selling Advisor and do not impact the criteria that determines a successful UCD submission in Loan Closing Advisor.

  • ULDD Phase 3 Loan Selling Advisor Updates Deferred Until March 5

    We are deferring the Uniform Loan Delivery Dataset (ULDD) Phase 3 updates to Loan Selling Advisor® and Loan Quality Advisor® until March 5, 2018.

  • Optional ULDD Phase 3 Data Delivery Starts Monday

    Starting Monday, February 26, you can deliver Uniform Loan Delivery Dataset (ULDD) Phase 3 data through Loan Selling Advisor®, if you're able to do so.

  • Important UCD Update

    Freddie Mac and Fannie Mae (the GSEs) have been continuously committed to supporting our customers with their adoption of the Uniform Closing Dataset (UCD). This is an important reminder that lenders are required to submit the UCD XML file to the GSEs containing Borrower data for all loans with a Note Date on or after September 25, 2017, and must do so prior to delivery of the loan.

    There's now a six-month relief period for embedding the Closing Disclosure (PDF) within the Uniform Closing Dataset (UCD) XML file.

  • GSEs Publish ULDD Phase 3 Preview Specification

    Fannie Mae and Freddie Mac (the GSEs) are publishing a joint Uniform Loan Delivery Dataset (ULDD) Phase 3 [xls] 'preview' specification to provide lenders and technology vendors with additional time to prepare for their implementation. At the direction of the Federal Housing Finance Agency (FHFA), the GSEs have worked together to identify and align on certain data delivery requirements to support the Consumer Financial Protection Bureau’s (CFPB) rule implementing the “ability to repay” (ATR) provisions of the Truth-in-Lending Act, as amended by the Dodd-Frank Wall Street Reform and Consumer Protection Act (Dodd-Frank Act).

  • ULDD Phase 2 Preparation Tips, Specification Update, and More

    Our Single-Family News Center article provides you with information on the following:  preparing for the Uniform Loan Delivery Dataset (ULDD) Phase 2; ULDD specification updates, including the removal of Appendix E-MISMO Version 3.0 Reference Model with GSE Extensions; Qualified Mortgage requirements; and Fannie Mae's implementation of ULDD Phase 2. As you prepare for ULDD Phase 2, you should now be completing your data point analysis.

  • Freddie Mac Continues to Support ULDD Phase 2 Implementation on August 25, 2014

    Freddie Mac and Fannie Mae announced on December 13, 2012, the Phase 2 ULDD data requirements for all loans with Application Received Dates on or after March 1, 2014, and delivered on or after August 25, 2014. While Fannie Mae recently announced a delay to their timeline for the Phase 2 ULDD implementation in their Loan Delivery system, Freddie Mac is not making changes to the ULDD Phase 2 requirements timeline.
