API Adopters Talk About Their Experiences

Here’s what clients and partners had to say about APIs during our annual FreddieMacCONNECT conference:

“We have to keep growing through collaboration and furthering the use of APIs and integrations for all of our partners…not having to leave an application and automatically get results from Freddie Mac …this is the single most critical and important thing to keep us moving forward,” says Jane Mason, CEO, Clarifire.

“[Our integration] allowed us to reduce the amount of time involved in the whole loss mitigation process, and it reduced our risk because we didn't have to go through and repeat with all of the loss mitigation solutions that we were entering... so technology has played an enormous importance in the evolution of mortgage servicing…” says James Campbell, Vice President and Head of Servicing, Flagstar.

Are You Using the Latest Schema?

Resolve API schemas are updated about once every year. Rule of thumb is to always integrate with the latest version to maximize value to your loss mitigation processes.

Version 2 offers the additionally flexibility to request Payment Deferrals and Flex Modification exceptions, receive additional data elements and the ability to adjust the trial period start date.

Enhancement to the Resolve User Interface and the Impact to API Users

Starting December 5, 2022, the user interface will expand to include Flex Modification submissions. Here’s what it means for Servicers and technology providers leveraging the Retention API:

  • The dashboard will display your full portfolio view of Flex Modifications submitted via Resolve, including exception requests. This will be a new option that is easy and convenient for viewing aggregating information on Flex Modifications.
  • Please note, the ability to view workout details from the dashboard will not be available until Q2 2023. Continue to use your API response file for that data.

Modification to COVID-19 Flex Modification

On September 26, 2022, the Retention API was updated. Similar to a standard Flex Modification, if the principal and interest generated by a COVID-19 Flex Modification (FLXCVD) are greater than the amount before the modification, Servicers can now request an exception review. Fatal edit check (LM000018) and the same message now apply to both. (Applies to schema version 2)
