What is the Tip Referral Tool (TRTSM)?
The Tip Referral Tool (TRTSM) is Freddie Mac's new tool for Seller/Servicers and industry participants (the general public) to report mortgage fraud and suspicious activity and adverse self reporting relating to Freddie Mac-owned loans. It’s Freddie Mac’s latest technological capability that has a familiar user interface (same look and feel) of other Freddie Mac Loan Advisor® and Servicing Gateway tools and systems that Seller/Servicer users see today – making it easy to navigate and use.

Where can I access the TRT?
Seller/Servicers can access the TRT via Freddie Mac Loan Advisor® and Servicing Gateway beginning September 30, 2024. Additionally, a link to the tool will also be available on the Single-Family Fraud Prevention webpage for use by industry participants (the general public).
NOTE: If a Seller/Servicer user is submitting adverse self reporting, please only use the link to TRT accessible via Freddie Mac Loan Advisor® and Servicing Gateway, as it will capture the user’s Freddie Mac credentials and other loan number information.

How do I access the TRT?
Any Seller/Servicer user who has access to Freddie Mac tools and systems via Freddie Mac Loan Advisor® and Servicing Gateway on September 30 will automatically be able to access the TRT starting September 30 using their current assigned credentials.
After September 30, if a Freddie Mac Access Manager administrator for a Seller/Servicer wants to add or remove TRT access from a user in their organization, they may do so through Access Manager using the “Add User Access” or “Remove User Access” workflows.
If a Seller/Servicer is not enrolled in Access Manager and wants to add or remove TRT access for their organization’s users, they will need to sign up for Access Manager to designate an Access Manager administrator who can update the user access for their organization.
Industry participants (the general public) may access the TRT on our Single-Family Fraud Prevention webpage after September 30.

What will a Seller/Servicer experience if the user navigates to Quality Control Advisor® on and after September 30 to self report adverse conditions on their loans?
Beginning September 30, Seller/Servicers will no longer see the functionality associated with reporting an adverse loan in Quality Control Advisor®. Instead, Quality Control Advisor will display a message that instructs the Seller/Servicer to navigate to Freddie Mac Loan Advisor® and select the TRT.

Will TRT training be provided?
Tip Referral Tool Online Help is a resource available within the TRT that provides related content and step-by-step instructions on how to use the tool. Seller/Servicers need to click on the Table of Contents on the left-hand panel for more information.

Will Seller/Servicers receive a confirmation that their submission was received?
Yes, if an email address was provided, the user will receive an automated email to confirm the referral was successfully received or if a referral was not successfully received and requires further action.

Who can a Seller/Servicer contact regarding a referral that has been submitted via the TRT or if they have any questions?
For mortgage fraud or suspicious activity: A Seller/Servicer can call the Freddie Mac Fraud Hotline at (800) 4FRAUD8 if they wish to follow up on a submitted referral* or have questions related to mortgage fraud and suspicious activity.
For adverse self reporting: A Seller/Servicer can check the status of a referral in Quality Control Advisor® or call the Freddie Mac Customer Support Contact Center (800-FREDDIE) if they wish to follow up on a submitted referral* or have questions related to adverse self reporting.
*Please have the Referral ID number ready when calling to follow up on a submitted referral.

How can sellers and servicers not currently approved to sell or service mortgages to Freddie Mac access the TRT?
On September 30, sellers and servicers not currently approved to sell or service mortgages to Freddie Mac will be able to access the TRT on the Single-Family Fraud Prevention webpage. They may also call the:
- Freddie Mac Fraud Hotline at (800) 4FRAUD8 to report fraud and suspicious activity.
- Freddie Mac Customer Support Contact Center (800-FREDDIE) for help in submitting adverse self reporting referrals.
