Freddie Mac and Fannie Mae (the GSEs) have released a joint industry announcement regarding postponement of certain Uniform Closing Dataset (UCD) Phase 3B critical edits. Also coming up on October 11, Loan Closing Advisor® will apply updates to UCD Phase 3B fee-related edits and will remove certain mortgage insurance (MI) company name values changes. In addition, we’d like to remind you about the upcoming UCD Phase 3B Critical Edits Transition and provide revised UCD resources. Details are below.

Joint GSE Fee Changes Announcement

The GSEs are making updates to the UCD Phase 3B critical edits that limit the fee enumerations allowed in three sections of the Closing Disclosure (CD). These edits will not transition to critical on November 6, 2023 and will remain as warning edits. The changes are for FeeType data points in these sections.

  • B. Services Borrowers Did Not Shop For
  • C. Services Borrowers Did Shop For
  • H. Other

These changes are intended to provide relief to customers who are experiencing high failure rates for edits that validate fees delivered in these sections.

All other Phase 3B critical edits will transition to critical/fatal as planned on November 6, 2023. Refer to the joint GSE announcement.

Loan Closing Advisor October 11 Release

  • UCD Fee Changes
    Loan Closing Advisor will be updated on October 11 (customer test environment updated on September 29) to reflect changes to UCD Phase 3B critical edits that limit fee enumerations allowed in three sections of the CD. These edits will remain as warnings and will not turn critical on November 6, 2023.   • Mortgage Insurance (MI) Company Change
    On October 11, Loan Closing Advisor will be updated to remove certain mortgage insurance company name values. These changes will align with Uniform Loan Delivery Dataset (ULDD) changes. UCD Datapoints impacted are:
    • MICompanyNameType
    • MICompanyNameTypeOtherDescription

    These values will be removed:

    • PMI
    • RMIC
    • Triad
    • CAHLIF
    • RMIC-NC

  • Reminder: UCD Phase 3B
    The UCD Phase 3B critical edits transition from warning to critical will occur November 6, 2023.
