On December 13, 2023, Loan Closing Advisor® will be updated with the 2024 allowable Regulation Z points and fees thresholds. The updated thresholds will be effective for loans that close on or after January 1, 2024 (which are based on the Consumer Protection Finance Bureau’s (CFPB’s) recent announcement).

The Single-Family Seller/Servicer Guide (Guide) outlines our requirements for points and fees for all loans we purchase. These requirements are found in Guide Section 4202.6(c) and apply to both Exempt Mortgages and Ability to Repay (ATR) Covered Mortgages subject to the CFPB’s Revised General Qualified Mortgage (QM) rule.  

To ensure you meet these requirements, Loan Closing Advisor logic and messages will be updated with the 2024 Regulation Z points and fees thresholds effective for loans that close on or after January 1, 2024.  

Note: Loan Closing Advisor was updated on December 1, 2023, to suppress critical edit logic and message CRIT0120 for FeeType data point for Recording Fees for Deed or Mortgage enumerations.
