On March 28, 2025, we added new functionality to the Single-Family Seller/Servicer Guide (Guide) website, with enhanced search capabilities, easy access to updated Guide-related frequently asked questions (FAQs), expanded display options and other elements of an improved user-focused interface.

What enhancements have you made to the Single-Family Seller/Servicer Guide website?

We’re introducing a new user experience focused on providing comprehensive access to Freddie Mac requirements in the Guide as well as supporting documents such as Guide Bulletins and frequently asked questions (FAQs). By improving searchability and adding an array of display options, users can be confident in finding precisely the information they need in the shortest amount of time.

Why did you make these enhancements?

Freddie Mac has been making improvements to the Guide for some time, guided by feedback received from active Seller/Servicer users. These new enhancements improve the user experience with increased efficiency and readability. Easier navigability, improved search, industry term matching, fixed table headings and directly locating related FAQ content from the Guide website were all improvements users requested.

Are any of the updates changing Guide requirements?

No, these enhancements aren’t changing Guide requirements. They add greater website functionality and improve users’ ability to consume Guide content and interpret it.

What is the new FAQ experience on the Guide website?

FAQs will provide additional context by addressing specific scenarios and topics. As part of this update, Guide-related FAQs have been redesigned and some have already moved from sf.FreddieMac.com to Guide.FreddieMac.com, with more to come in April. For the first time, FAQs will be included in search results and will appear on a dedicated page with navigation functionality. They will also be displayed alongside their related Guide sections, fulfilling a frequent user request.

Are FAQs considered part of the Guide contract since they are now included in the Guide website?

No, FAQs are not part of the Guide contract and are not a Purchase Document. Freddie Mac publishes Guide-related FAQs to aid Seller/Servicers as they use the Guide website. FAQs are not part of, or a substitute for, the Freddie Mac Seller/Servicer Guide or other Purchase Documents. 

How do I find the FAQ I’m looking for?

FAQs can be found in multiple ways. On the Guide website, Guide.FreddieMac.com, FAQs will appear in search results, on a new dedicated page with filtering functionality and next to their associated Guide sections. Some Guide-related FAQs are still in transition and can be found, along with non-Guide related FAQs, on sf.FreddieMac.com.

Will FAQs be updated regularly?

Yes, FAQs will continue to be updated regularly as needed and will include a publication date to show when the content was last published on the Guide website.

Will I still need to go to the Single-Family website to find Guide related FAQs?

Yes, not all Guide-related FAQs are included directly on the Guide website yet. There will be future updates to transition those FAQs to the Guide website. Non-Guide FAQs will remain on the Single-Family website.

How has the Guide website’s search functionality improved?

New search features include:

  • The ability to type questions directly into the search bar for more relevant, prioritized results.
  • New dynamic filters to narrow down and focus search results.
  • A highlighting feature that traces text from the search results to its location in the relevant Guide section.
  • Enhanced relevance of search results, including:
    • Matching of common alternative industry terms to those used in the Guide, ensuring the right content appears in searches.
    • Results will now include only recently published Bulletins, excluding those over six months old.
How has usability of the Guide website improved?

Enhanced navigation linking relevant search results to associated Guide sections, along with a user-friendly FAQ experience, improves the Guide website’s overall usability. In addition, table headings remain fixed as users scroll, simplifying the review of tabular data, making the data easier to use. 

Will I need to learn how to use the Guide website differently?

No, the overall navigation remains familiar. The noticeable differences will be in the improved search functionality and a new, user-friendly space dedicated to browsing and locating Guide-related FAQs.
