Why is Freddie Mac transitioning from eBill to the new eBilling tool?

This change provides an opportunity to transform our accounts receivable process by implementing solutions to simplify business operations and reduce risk.

When is eBill being retired and eBilling being introduced?

Effective August 3, 2026, we’re transitioning the technology platform used to support eBill. As part of this system upgrade, the eBill web-based tool will be phased out and replaced with our new online invoicing tool, eBilling.

Through August 2, 2026, which system should Seller/Servicers use to close and process transactions?

Through August 2, 2026, Seller/Servicers should continue using the current eBill tool. Effective August 3, you’ll need to use the new eBilling tool to review and reconcile transactions.

How long will Seller/Servicers have access to their information on the eBill tool?

Effective August 3, legacy eBill tool users will still have access to their statements/invoices in a read-only mode until the tool sunsets on October 31, 2026. Effective November 1, you may still access retroactive eBill data by contacting   [email protected].

Do current eBill users need to establish an account on the new eBilling tool?

No. Current eBill users will not have to take any action. Freddie Mac will provision active eBill users to the new eBilling tool. Effective August 3, if new users within your organization need to be provisioned on the eBilling tool, please contact your organization’s Access Manager administrator.

What are the benefits of the new eBilling tool?

eBilling is an online tool that enables you to electronically access detailed information about your activities, including daily and monthly billing statements and invoices. You can use filtering and sorting features to view the specific data you need and export reports for further data organization. eBilling provides:

  • A single source for reviewing and reconciling invoice and payment activity.
  • Modernized navigation and screens.
  • Detailed reporting, streamlined document management (download/upload capabilities) and targeted messaging/notifications.
  • Sellers with the ability to reconcile delivery fees, buy up/buy down, pairoff and other billing activity by using a combination of available loan-level reports. 
  • New functionality:
    • Users will now be able to pull statements/invoices for up to 50 Seller/Servicer numbers at a time as opposed to just one.
    • Automated Clearing House (ACH) instructions will now be processed by submitting an online form instead of uploading a PDF copy. NOTE: changes may only be submitted by authorized Certificate of Incumbency (COI) signors.
Will Seller/Servicers be provided training materials to help them become acclimated to the new eBilling tool?

Yes. The Client Education Servicers (CES) team will be providing an online help user guide when the new eBilling tool goes live in August.
