We’re continuing to improve the tool to help you stay ready for any borrower situation and keeping you informed about what’s coming soon – including new message updates coming in September and a preview of the HeritageOne℠ mortgage negotiated offering.
Single-Wide Manufactured Home Feedback Messages
We’re adding and updating messages in LPA to align with a policy change announced in Single-Family Seller/Servicer Guide (Guide) Bulletin 2023-13 for single-wide manufactured homes.
Effective September 11, 2023, these messages will provide clarity on delivery requirements for single-wide manufactured home mortgages.

Looking Ahead to HeritageOne
Announced in Guide Bulletin 2023-13, HeritageOne is a new Duty to Serve negotiated offering to support lending to members of federally recognized American Indian and Alaska Native tribes in tribal areas. LPA support for HeritageOne will be available for you to test in the customer test environment (CTE) on September 14 and in production on October 2.
You must obtain Freddie Mac’s written approval before selling HeritageOne mortgages to Freddie Mac. Contact your Freddie Mac representative or the Customer Support Contact Center (800-FREDDIE) for more information.
Recently Effective Feedback Messages
We’re reminding you of feedback messages that recently became effective so you can make any necessary modifications to your systems. Review the full message text here.
- Effective July 9, 2023
- Data quality and system messages – we revised feedback messages related to data quality to make it clearer what action to take after you’ve received feedback from us. Messages that were no longer needed were removed.
- Effective July 16, 2023
- Affordable lending messages – we added new messages to indicate whether a first-time homebuyer exists on the loan application based on data provided by the borrower, as well as whether a loan may meet certain credit fee cap eligibility criteria as outlined in Guide Exhibit 19A.
- CHOICEReno eXPress® messages – we revised two messages to include specific borrower information to clarify the maximum dollar amount of improvements allowed for the loan to be delivered as a CHOICEReno eXPress mortgage.
- Employment and income messages – we clarified and retired feedback messages related to asset and income modeler (AIM) to streamline the way you underwrite self-employed borrowers.
- LPA specification retirement – we added a message to remind system-to-system (S2S) specification v5.0.06 and v5.1.00 users that these versions will be retired in March 2024.
