HeritageOne℠ Mortgage

The HeritageOne℠ mortgage offering is an innovative financing solution designed to meet the borrowing needs of members of federally recognized Native American tribes living in tribal areas. With this offering, borrowers have access to conventional financing for various types of land ownership interests (e.g., tribal trust land, allotted trust land, unrestricted or restricted fee simple land, etc.) and for homes located within eligible Native American tribes’ tribal areas.

Enhanced Relief Refinance® Mortgage

Enhanced Relief Refinance Mortgage® provides opportunities to borrowers with existing Freddie Mac mortgages who are making timely payments, but are unable to take advantage of the standard Freddie Mac "no cash-out" refinance offering because the new mortgage exceeds maximum loan-to-value (LTV) limits. This offering builds on the Freddie Mac implementation of the Home Affordable Refinance Program® (HARP®).

Home Possible®

The Freddie Mac Home Possible®mortgage offers more options and credit flexibilities than ever before to help very low- to moderate-income borrowers attain the dream of owning a home. In addition to its down payment requirement of as little as 3 percent, Home Possible offers more options to responsibly increase homeownership for more borrowers– all with competitive pricing and the ease of a conventional mortgage.

HFA Advantage®

The Freddie Mac HFA Advantage® mortgage is a conventional mortgage product available exclusively to housing finance agencies (HFAs) seeking strategic solutions to diversify their product offerings and portfolio mix while expanding homeownership responsibly.

Community Land Trust (CLT) Mortgages

We’ve reimagined the mortgage process for Community Land Trusts (CLTs) and properties subject to resale restriction. We believe we’ve found the right balance among the interests of CLTs, borrowers and lenders. Our CLT mortgage offering preserves affordable housing units over time, promotes sustainable homeownership for borrowers and provides simpler underwriting requirements for lenders.

CHOICERenovation® Mortgages

CHOICERenovation® allows lenders to deliver loans to Freddie Mac where the borrower uses the loan proceeds to pay for the renovations.

CHOICEHome® Mortgage

If a manufactured home meets certain specifications, it is granted CHOICEHome certification and is eligible for CHOICEHome financing. Plus, in appraising these homes, we'll permit the use of site-built homes as comparable sales when there are no CHOICEHome sales available.

No Cash-out Refinance Mortgages

A no cash-out refinance mortgage can help customers consolidate higher-rate seconds into one, lower-rate loan with a no cash-out refinance mortgage. This product can also lower a borrower's monthly payment, and all related closing costs, financing costs and prepaids/escrows may be rolled into the new loan amount.

Mortgages for 2- to 4-unit Properties

In many urban communities, 2- to 4-unit housing is the key affordable housing inventory for primary residences. Originating mortgages secured by these types of properties through Freddie Mac mortgage products makes it possible to serve a greater number of borrowers with diverse financial circumstances, and increase your Community Reinvestment Act (CRA)-eligible originations.

Renovation Mortgages

With Renovation Mortgages, borrowers can get access to permanent financing options they need to repair, restore, rehabilitate or renovate their existing site-built homes. These types of products can help borrowers who want flexible financing options to combine renovation mortgages with many other Freddie Mac products, including low down payment mortgages.

Mortgages Secured by Income-Based Resale Restricted Properties

To build on our commitment, we have added new and revised underwriting flexibilities for mortgages secured by income-based resale restricted properties sold under affordable housing programs that aim to preserve affordability over time.

Condominium Unit Mortgages

If you’re looking for solutions and options for mortgages you originate that are secured by condominium units, we have a review process that lets you easily determine project status with comprehensive criteria. Project eligibility requirements include items such as financial viability, the residential nature of the project, and the ownership structure.

HomeOne®

Available to qualified first-time homebuyers for a low down payment of just 3%, HomeOne® is a low down payment option that serves the needs of many first-time homebuyers, along with no cash-out refinance borrowers. This mortgage solution allows you to help more first-time homebuyers achieve the milestone of homeownership, regardless of their income levels or geographic location.

HUD-Guaranteed Section 184 Native American Mortgages

To better serve the needs of Native American, Alaskan Native and New Mexican Pueblo home buyers, we now offer Section 184 Native American Mortgages guaranteed by HUD. These mortgages are purchased from lenders that have obtained Freddie Mac approval. Section 184 Native American Mortgages may be secured by 1- to 4-unit primary residences that may be either owner-occupied or leasehold estates located on both fee simple and restricted lands.

Investment Property Mortgages

Investment property mortgages can expand mortgage business options and create opportunities to combine with other financial products. These Freddie Mac mortgage options can help lenders originate 1- to 4-unit investment property mortgages to enhance origination strategies and customize mortgages to borrower's individual needs and financial strategies.

Mortgages with Temporary Subsidy Buydown Plans

Temporary subsidy buydown plans are a good fit for borrowers who have the capacity for higher earnings within a few years of obtaining a mortgage. Buydown plans allow borrowers to benefit from temporary subsidies of the monthly payment of principal and interest. Offering these products helps borrowers get access to lower initial payments and the stability of predictable payment increases.

CHOICEReno eXPress® Mortgage

CHOICEReno eXPress® is a streamlined renovation mortgage that enables you to offer an additional financing option for borrowers who are looking to finance smaller-scale home renovations.

Fixed-Rate Mortgages

As a cornerstone of U.S. home financing, Freddie Mac purchases a variety of fixed-rate mortgages. Our 15-, 20-, and 30-year fixed-rate mortgage offerings leverage the power of a fixed interest rate for the life of the loan. Fixed-rate mortgages for single-family homes are used mostly for 1- to 4-unit primary residences, condominiums, second homes, manufactured homes, and investment properties.

Guaranteed Rural Housing

Reach underserved markets more easily with loans guaranteed by USDA’s Rural Housing Service (RHS) under its Section 502 Guaranteed Rural Housing (GRH) Loan Program. Through the GRH program you can meet the needs of rural borrowers who have the necessary income and credit history, but not the down payment required to qualify for a conventional mortgage.

Financed Permanent Buydown Mortgages

The Financed Permanent Buydown Mortgage lowers borrowers' monthly payments without requiring additional cash at closing. With this offering, borrowers can permanently reduce their interest rate. By combining this mortgage with other flexible Freddie Mac products, more borrowers can qualify for larger mortgage amounts. For refinance borrowers, this may be an option to refinance from high interest-rate loans to below-market interest rates.

CMT-Indexed ARMs

Constant Maturity Treasury (CMT)-indexed adjustable-rate mortgages (ARMs) provide alternatives for purchase money and refinance borrowers. They can obtain home financing at initial rates that in many cases are below those for fixed-rate mortgages. These products expand origination volume opportunities and include CMT-indexed ARMs with various rate and cap structures, including 1-year; 3-year and 5-year ARMs, and 3/1; 5/1; 7/1 and 10/1 ARMs.

Seller-owned Modified Mortgages

Seller-owned Modified Mortgages make it possible to quickly and easily meet your borrowers’ needs — without another closing. Get the flexibility you need with time savings and convenience that comes from fewer documentation and verification requirements. Seller-owned Modified Mortgages to augment existing customer relationships, while also providing an exceptional enhancement to your product line to benefit borrowers.

Manufactured Homes Mortgages

Freddie Mac's requirements for manufactured homes are designed so that the mortgages we purchase are originated, underwritten and serviced to help qualified borrowers buy homes they can both afford and maintain. It's important to understand the requirements for titling manufactured homes and perfecting liens on the manufactured home in each state where mortgages secured by manufactured homes are originated.

Seller-owned Converted Mortgages

Seller-owned Converted Mortgage requirements provide a streamlined process for selling converted ARMs, so that when market conditions change or you look to restructure your balance sheet, the sale process is quick, easy and profitable. These types of mortgages mean borrowers can convert to the security of a fixed-rate mortgage when interest rates rise – in one easy process.

Rural Housing Service Section 502 Leveraged Seconds

Help meet the needs of low-income rural borrowers and increase homeownership opportunities in underserved markets through Rural Housing Service (RHS) Leveraged Seconds. The Department of Agriculture's Section 502 Single-Family Leveraged Seconds Loan program is designed to meet the needs of low-income rural borrowers who have the necessary credit history, but may not have the income or down payment required for a conventional mortgage.

SOFR-Indexed ARMs

SOFR ARMs eligible for sale to Freddie Mac use an index based on a 30-day compounded average of SOFR (SOFR Index). This page highlights eligibility, underwriting and delivery requirements for SOFR-indexed ARMs.

Veterans Affairs (VA) Mortgages

Reach more Veterans in high-cost housing markets, and provide these Department of Veterans Affairs (VA)-eligible borrowers with more homeownership opportunities with VA Mortgages. Our VA mortgage offering provides all the existing benefits under the current Department of Veterans Affairs program, and allows an original principal balance (OPB) to $424,100 for the U.S. mainland, and $636,150 in Alaska, Guam, Hawaii and the U.S. Virgin Islands.

Construction Conversion Mortgages

Freddie Mac Construction Conversion Mortgages offer a variety of competitive sale execution options for loans processed as purchase transactions. Plus, lenders can sell us loans processed as no-cash out and cash-out refinances (site-built only).

Loans with Secondary Financing

For conforming and super conforming mortgages, it's possible to originate a first mortgage with an original loan amount up to the maximum eligible loan limit concurrently with a second lien home equity loan or line of credit. Freddie Mac will purchase eligible first lien mortgages with secondary financing that meet the criteria.

Affordable Seconds®

Affordable Seconds® help meet the needs of borrowers requiring flexible secondary financing options and sell affordable lending mortgage products supplemented by subsidized secondary financing. They must come from a duly authorized authority or agency of federal, state, local or municipal government, a nonprofit community or religious organization, the borrower's employer, or regional Federal Home Loan Banks under an affordable housing program.

Super Conforming Mortgages

Freddie Mac's super conforming mortgages are mortgages originated using higher maximum loan limits that are permitted in designated high-cost areas. These higher loan limits are intended to provide lenders with much-needed liquidity in the highest cost areas of the country, while also lowering mortgage financing costs for borrowers located in these areas.

GreenCHOICE Mortgages®

Freddie Mac believes that reducing home utility costs places families in a better financial situation and helps preserve home affordability over time. Through our GreenCHOICE Mortgage® offering, we are committed to facilitate the financing of energy efficient home improvements and energy efficient homes, helping more families attain and maintain home affordability.

Cash-out Refinance

Cash-out refinance mortgage options can help borrowers leverage home equity for immediate cash flow. Whether borrowers want to consolidate debt or obtain cash for home improvements (or reduce a rate and monthly payment; pay off a purchase money junior lien; or pay off a leasehold interest), all related closing costs, financing costs and prepaid items can be rolled into the new loan amount, further maximizing your borrower's cash flow potential.
