On February 27, 2025, we’re publishing the newest system-to-system (S2S) specification for Loan Product Advisor® (LPA®), version 6.0, designed to help you find more opportunities to get your borrowers into homes.

By using the newest version of LPA, you’ll have access to new features, including:

  • Transformed feedback certificate
  • Reduced number of data points returned in Response File
  • Faster indication of employment representation and warranty (R&W) eligibility
  • Early insights into the potential risk assessment with LPA check

With the publication of LPA v6.0, LPA v5.3.00 will be retired effective March 2, 2026. Upgrading to the latest version will help you capture and send required data with minimal disruptions and obtain the most accurate LPA feedback response.

Find More Opportunity with a Transformed Feedback Certificate

We’re improving the feedback certificate to help you consume important information faster by:

  • Improving the layout to prioritize actionable information first
  • Reducing the number of pages returned
  • Updating labels to align with the Uniform Residential Loan Application (URLA) and industry terms

We’re also introducing formatted feedback messages on the redesigned feedback certificate. Messages will include bullets, lists, numbers or tables as applicable, making it easier for you to read the feedback messages, especially text-heavy ones.

The new features of the redesigned feedback certificate are only available as a PDF file. The new design and features are not available on feedback certificates rendered using stylesheets. We highly recommend taking advantage of the PDF feedback certificate rather than maintaining the stylesheet files.

LPA Feedback Response Updates

NEW: Identify Employment R&W Relief Eligibility Faster

Quickly determine whether a loan is eligible for employment R&W relief with a new indicator shield in the Representation & Warranty Relief section. New corresponding loan-level messages will also indicate eligibility.

REVISED: Reduced Data Returned in Response File

The following data points will be retired from the Response File to reduce the number of data points returned. Submissions to LPA after April 6, 2025, will no longer return a value for these data points.

  • UID 434.60 lpa:LPAServiceEngineTransactionIdentifier
    • The “AUS TRANSACTION NUMBER” label will be removed from the new feedback certificate.
    • Older versions of the feedback certificate will display “N/A” and won’t be returned in the Response File.
  • UID 569.00 AutomatedUnderwritingProcessDescription
    • The "ASSESSMENT TYPE" label will be removed from the new feedback certificate.
    • Older versions of the feedback certificate will display “N/A” and won’t be returned in the Response File.

LPA Request File Updates

NEW: Gain Early Insights into the Potential LPA Risk Class with LPA Check

LPA v6.0 introduces “LPA check,” which enables you to submit a Request File with a reduced number of data points and gain early insight into whether the loan will receive an Accept risk class for conventional loans. LPA check identifies the minimum number of data points that must be provided for all loans, refinances, ARMs and to receive automated collateral evaluation (ACE) assessment.

REVISED: Easier Delivery of the Request File

We’re making it easier to deliver the LPA Request File by defaulting several data points to “false.” The implementation notes for each of these data points will be updated to include the defaulting logic:

  • UID 157.00 BalloonIndicator
  • UID 164.00 InterestOnlyIndicator
  • UID 165.00 PrepaymentPenaltyIndicator
  • UID 166.00 NegativeAmortizationIndicator

We’re also defaulting UID 66.00 PropertyInProjectIndicator to “true” when UID 28.00 ProjectLegalStructureType = “Condominium” or “Cooperative.” Otherwise, the value will default to “false.”

A General Message will be returned so you can verify the accuracy of the defaulted value.

Additionally, the following data points will be retired from the Request File. If you submit any of these values, they will be dropped and won’t impact any calculations.

  • UID 143.00 DownPaymentAmount
  • UID 144.00 DOWN_PAYMENT/FundsSourceType
  • UID 145.00 DOWN_PAYMENT/FundsType
    • Because the three data points above are being deleted, the entire DOWN_PAYMENT structure is no longer needed.

  • UID 147.00 BorrowerPaidFHA_VAClosingCostsAmount
  • UID 155.00 InterestOnlyTermMonthsCount

REVISED: Positive Rental History Indicator

We’re updating the conditionality for UID 189.50 ulad:PositiveRentalHistoryIndicator to enable approved Sellers to submit a value of “true” in support of the expansion to LPA’s rent payment history capability, announced in Single-Family Seller/Servicer Guide (Guide) Bulletin 2025-1. Only approved Sellers may submit conventional loans with this expansion and ulad:PositiveRentalHistoryIndicator = “true.”

Updates for Both Request and Response Files

NEW: Truv Expands to AIM for Assets

Truv will expand as an asset and income modeler (AIM) service provider to assess asset data and income using direct deposits, increasing your options for where you source your data. This will be available for all active versions of LPA.

REVISED: Streamlining Additional Data Points

The following updates to data points apply to both the Request and Response Files:

  • Update the Implementation Note for UID 428.00 LoanStatusIdentifier to explain that in addition to defaulting the value to “Prequalification” when this data point is not present in the Request File, we’ll default when an invalid enumeration is provided.
  • Retire “HVE” as a valid enumeration for UID 490.20 lpa:RequestedDocumentType.

LPA Specification v5.3.00 Retirement

Effective March 2, 2026

We’re retiring LPA v5.3.00 effective March 2, 2026. New submissions as of this date will need to use a more recent specification version to process.
